A quick online estimate is not the same as a lender reviewing your finances. During our session, I will prepare you for that conversation and, if needed, connect you with financing resources. A thorough preapproval can clarify your price range, payment, cash requirements, and issues to address.
Plan for the complete cost of buying and moving
I will help you plan beyond the down payment for earnest money, inspections, appraisal, closing costs, moving expenses, immediate repairs, and reserves.

One expensive seller mistake is improving a home before understanding its value, likely buyer expectations, and competition. Some updates improve marketability; others delay the sale without returning what they cost.
Schedule your property and market evaluation with me
I will evaluate your property’s condition, location, features, comparable sales, competition, and likely buyer pool. An online estimate cannot see upgrades or deferred maintenance—and it cannot build a selling strategy around your goals.
Prepare strategically
I will create a focused preparation plan that may include priority repairs, decluttering, deep-cleaning, curb appeal, and staging. Your home does not have to be perfect. It should feel cared for and worth the asking price.
Price for the market you are entering
Later-year buyers may face a job change, relocation, lease expiration, or personal deadline, but they still compare value, payments, and condition. I will help you choose the right pricing and marketing strategy.
Sellers also need a plan for what happens after the sale. Will you purchase another home, rent temporarily, or relocate? Your answer will help us determine the listing date, preferred closing terms, negotiation strategy, and flexibility you may need.
Could Completing Your Move This Year Offer Financial or Tax Benefits?
Possibly - but not automatically. Any potential benefit depends on your filing status, income, loan, property use, closing documents, and whether you itemize deductions. Closing before December 31 does not guarantee a tax advantage.
For qualifying buyers who itemize, mortgage interest on secured home-acquisition debt may be deductible, subject to federal rules and limits. Certain mortgage points may also qualify in the year paid, and real property taxes may be included in the state-and-local-tax deduction. A late-year buyer may pay only limited interest and property tax that calendar year, so the immediate effect may be smaller than expected.
South Carolina buyers purchasing a primary home should also learn about the state’s 4% legal-residence assessment ratio. This is a property-tax classification—not a federal income-tax deduction—and qualifying owners apply through the county assessor. Eligible owner-occupied homes may also receive an exemption from school operating taxes, although other property taxes may still apply.
For qualifying sellers, federal law may allow the exclusion of up to $250,000 of gain from income, or up to $500,000 for certain married couples filing jointly. Ownership, residence, and frequency requirements apply. Selling expenses may reduce the amount realized, while qualifying capital improvements can increase the home’s tax basis—good reasons to preserve receipts and closing records.
